The Estate has a cottage that will sleep up to six for short-term self-catering holiday lets. Fishing on Loch Tay and the rivers Dochart and Lochay for salmon and trout is available.

Situation
Kinnell Estate is at the head of Loch Tay and on the South side of Killin village. The property is secluded but a convenient half mile from the village. It is about 65 miles from Edinburgh and Glasgow. Perth, Oban and Stirling are within easy reach as is Fort William. Kinnell is a good location for touring Scotland and is centrally placed. There are golf courses at Killin and Kenmore at either end of the Loch. Water sports can be had at Lochearnhead to the South, some 15 minutes drive and also on Loch Tay. Pony trekking is just 5 miles down the Loch side. The area is well known for it's hill walking and mountain climbing. The nearest ski slopes are 33 miles away at Glen Coe. Fort William, Aviemore and Glen Shee are within easy reach. There are also many places of historic interest and natural beauty to visit.

Kinnell Farm Cottage
The cottage is a listed traditional stone and harl building, which forms part of the farm steading with a small garden and car parking area. The ground floor has an open plan entrance, kitchen and spiral stairs, with doors into the lounge and bathroom. The bathroom has a bath, toilet and washbasin with shaver point. There is a good-sized lounge with colour television. It has a beamed ceiling and large window looking out over Ben Lawers. A double and single futon convert to beds. Spiral stairs lead up to a landing, with a door to the bedroom, which has a double and single bed. It has a low coomb ceiling and care must be taken. A cot and a high chair can be provided. Hot water is by immersion heater. Heating is electric using storage heaters and electric fires. An electric hot air wall heater heats the bathroom. The kitchen has an electric cooker, fridge freezer, washing machine and microwave. Water is supplied from a private source. Crockery, cutlery, cooking utensils and bed linen for six persons are provided. Towels are not supplied but may be hired providing notice is given at the time of booking. Entry is 2pm Saturday or by arrangement.

Pets
Being a working farm pets may only be brought by prior arrangement.

Directions
Kinnell may be approached from Edinburgh or Glasgow by taking the A84 for Callander from the M9 at Stirling. From Callander continue on the A84 to Lochearnhead. Then take the A85 for Crianlarich and after passing over Glen Ogle turn right for Killin on the A827. On reaching Killin, Kinnell Estate is on the right immediately before the stone bridge over the Falls of Dochart, and just past the front of the Falls of DOchart Inn. Go through the stone pillars marked Kinnell Estate and continue for about half a mile along a rough drive, the cottage is in the farmyard to the right of Kinnell House.

Fishing
Bank fishing for salmon and trout is available in season on the Estate waters of the rivers Dochart and Lochay. Bank fishing charges per day are salmon £10.00 per rod. Trout fishing is £4.00 per rod. Boat hire can be arranged if notified in advance.
